AeroBarrier Okanagan: The Valley’s Authorized Dealer

Okanagan AeroBarrier Inc. is the Okanagan’s authorized AeroBarrier dealer and the BC Interior’s most experienced aerosol air sealing team. Based in Kelowna and serving the full Valley from Osoyoos in the south to Salmon Arm in the north, we’ve completed over 100 verified residential seals and achieved airtightness results as low as 0.24 ACH50 - well below Passive House territory.

If you’re building, renovating, or retrofitting anywhere in the Okanagan and you care about hitting BC Step Code airtightness targets predictably, this page is for you.

Why Okanagan Builders Choose AeroBarrier

The Okanagan has unique characteristics that make reliable air sealing harder than many builders expect:

  • Climate Zone 5 to 7 variations across the valley - from the warm southern Okanagan (Oliver, Osoyoos) to cold alpine zones (Big White, Revelstoke)
  • Challenging terrain with hillside builds, walk-out basements, and complex geometry that makes traditional air sealing hit-or-miss
  • Fast-moving construction in growth markets like West Kelowna, Lake Country, and Vernon where crews are stretched thin
  • FortisBC service territory that rewards builders who go above code with substantial rebates

AeroBarrier solves the airtightness problem by automating it. The aerosol sealant finds leaks the human eye can’t see and seals them in real time while you watch the ACH number drop on screen.

Our Service Area

We work across the full Okanagan Valley and surrounding BC Interior. Cities and communities we actively service include:

Central Okanagan

North Okanagan

South Okanagan

Interior BC

Each city has its own dedicated municipality guide with local Step Code requirements and climate context.

What Makes Us the Right Choice

1. 100+ Verified Residential Seals

We’re not new to this. Our crew has performed over 100 AeroBarrier seals across the Okanagan since launching. That experience shows up in the smoothness of on-site execution, the accuracy of our project quotes, and the predictability of our results.

2. Results Down to 0.24 ACH50

Our best verified result is 0.24 ACH50 - a number that puts the home in Passive House territory and exceeds every level of the BC Step Code. Most projects we seal land in the 0.5-1.5 ACH50 range, comfortably below Step 4 targets.

3. FortisBC Trade Ally Member

We’re a recognized FortisBC Trade Ally, which means we understand the rebate ecosystem, stay current on program changes, and can help you maximize the rebate capture on every project we seal. See our FortisBC rebates guide for details.

4. Builder-First Experience

Owner Sebastian Motora brings 13+ years of BC residential construction experience to every job. The conversation on site is builder-to-builder, not sales-rep-to-client. We understand schedules, trade sequencing, and what builders actually care about.

5. Scheduling Flexibility

We run crews across the Valley on a rotating schedule, which means most projects can be scheduled within 2-3 weeks of inquiry. Rescue situations (failed blower door tests) get priority scheduling.

How AeroBarrier Works in the Okanagan Context

The AeroBarrier process is the same everywhere, but how it fits into an Okanagan construction workflow is worth explaining.

Pre-Construction

We recommend a conversation with your project at schematic design stage. We’ll review the geometry, identify air barrier challenges, and give you honest guidance on whether AeroBarrier makes sense for this specific build. Some projects don’t need it - a straightforward rancher with a good crew can hit Step 3 with traditional methods. Complex geometry, custom homes, and Step 4+ targets are where AeroBarrier shines.

Mid-Construction

AeroBarrier is applied at the pre-drywall stage, after framing, insulation, windows, and rough-in are complete but before drywall is hung. The home is pressurized with a blower door, the aerosol sealant is sprayed, and the ACH number drops on screen in real time. Total time on site: 4-6 hours for a typical single-family home.

We coordinate with your energy advisor to align the AeroBarrier session with the pre-drywall blower door test. In Kelowna, the City offers a $325 rebate for mid-construction tests (see the Kelowna page).

Final Verification

The final blower door test (run by your energy advisor at project completion) is a formality when AeroBarrier is done right. Because the ACH number was verified in real time during the seal, you already know the house is well under target before final inspection.

Typical Okanagan Projects We Seal

To give you a sense of our work, recent projects include:

  • Custom lakefront homes along Okanagan Lake in Kelowna and West Kelowna
  • Hillside walk-out basements in Peachland and Summerland
  • Subdivision single-family homes in Vernon, Lake Country, and Kamloops
  • Vineyard estate homes on ALR lots in Summerland and Naramata
  • Desert custom homes in Osoyoos and Oliver
  • Ski resort cabins and chalets at Big White and Silver Star
  • Rebuild homes in Merritt and the Shuswap after the 2021 disasters
  • Rural acreage custom homes throughout the Valley
  • Multi-unit townhouse developments in Kelowna and Vernon

Each project type has its own air sealing challenges, and AeroBarrier handles all of them with the same consistent, measurable process.

Pricing in the Okanagan

AeroBarrier pricing depends on home size, target ACH, access conditions, and travel distance from Kelowna. Rough ranges for typical projects:

  • Small single-family (under 2,000 sq ft): $3,500-$4,500
  • Typical single-family (2,000-3,000 sq ft): $4,500-$5,500
  • Large custom homes (3,000-5,000 sq ft): $5,500-$8,000
  • Very large custom or multi-unit: Quoted per project

Step 4 targets run slightly higher than Step 3 due to the tighter target and longer process time. Retrofit and rescue projects are priced separately based on starting conditions.

Scheduling and Lead Time

Typical lead time from inquiry to seal date is 2-3 weeks, with some flexibility for urgent situations. Rescue situations (failed blower door tests facing occupancy deadlines) get priority scheduling.

To schedule, we need:

  • Address and site access details
  • Target ACH50 (Step 3, Step 4, or Step 5)
  • Framing completion date so we can coordinate the pre-drywall window
  • Builder and energy advisor contact information

Frequently Asked Questions

Do you service outside the Okanagan?

Our primary service area is the Okanagan and BC Interior, but we travel throughout BC for larger projects and multi-home engagements. Call to discuss projects outside our regular territory.

How do I book AeroBarrier for my Okanagan project?

Call 250-864-8727 or email hello@okaerobarrier.com. We’ll gather basic project information and get you on the schedule. Lead time is typically 2-3 weeks.

Can AeroBarrier help me hit Step 4 in the Okanagan?

Yes - this is one of the primary use cases for our service. Step 4’s 1.5 ACH50 target is hard to hit reliably with traditional methods. AeroBarrier routinely delivers 1.0-1.5 ACH50 results, and we can push lower for Step 5 and Passive House projects.

Do you work with tract builders?

Absolutely. Repeated plans actually get more cost-effective with AeroBarrier because we can optimize the process for each design. Talk to us about volume scheduling.

What if my project is in Vancouver or Victoria?

Those areas are outside our primary service territory, but we do travel for larger projects. Call us for project-specific discussion.

Are you the only AeroBarrier dealer in the Okanagan?

Yes, we are the authorized dealer for the Okanagan region.

How does AeroBarrier compare to spray foam?

See our comparison guide for a full breakdown. Short version: spray foam is good for specific locations (rim joists especially) but doesn’t provide the whole-envelope coverage AeroBarrier does.
