AeroBarrier Air Sealing Services in BC

AeroBarrier is a computer-controlled aerosol air sealing technology that locates and seals building envelope leaks from the inside out. For BC builders chasing tighter ACH50 targets under the BC Energy Step Code, it has become the most predictable way to hit a number on test day. Okanagan AeroBarrier Inc. has completed 100+ verified residential seals across British Columbia, including a project that finished at 0.24 ACH50, well below Passive House territory.

We are a FortisBC Trade Ally member and the Okanagan's certified AeroBarrier dealer. Owner Sebastian Motora brings 13+ years of BC residential construction experience to every job, so the conversation on site is builder to builder, not sales rep to client.

How AeroBarrier Air Sealing Works

The AeroBarrier process is deceptively simple. The science behind it is what makes it different from any other sealing method on the market.

Step 1: Prepare the Building

Our crew arrives the day of the seal and masks off anything that should not be sealed. That includes finished surfaces, electrical panels, drains, fresh air intakes, and any openings the design requires to stay open. On a pre-drywall seal, prep is faster because the framing cavities are exposed and there is less to protect.

Step 2: Pressurize the Envelope

We install a blower door and pressurize the building to roughly 100 Pa. This is double the pressure of a standard blower door test and forces every air leak in the envelope to pull air outward at high velocity.

Step 3: Spray the Aerosol Sealant

An atomized water-based acrylic sealant is released into the pressurized space. The particles stay suspended in the air, and as they get carried toward leaks, they accumulate at the edges of the openings. Particles literally find their own way to every crack, gap, and pinhole in the envelope, then bridge across the opening layer by layer.

Step 4: Live ACH Monitoring

Throughout the seal, the AeroBarrier software displays a live ACH50 reading. We watch the number drop in real time and stop the process when we hit your target. There is no waiting, no second test, no "fingers crossed" moment.

Why AeroBarrier Beats Manual Sealing

Builders who switch to AeroBarrier almost always cite the same three reasons: speed, precision, and a predictable result on test day.

Speed

A typical single-family home is sealed in four to eight hours. Compare that to days of manual caulking, taping, and chasing leaks with a blower door running. The whole crew does not need to stand around while one person hunts for the next gap.

Precision

The process is computer controlled. The pressure, particle size, and sealant flow are all monitored continuously. The result is consistent across the entire envelope, including the spots a human would never reach with a caulking gun, things like top plate to truss connections, electrical penetrations behind insulation, and sill plate to subfloor seams in tight corners.

Consistency

With 100+ verified seals on the books, we can tell a builder before we arrive what range of result is realistic for their assembly type. That predictability matters when energy advisors, lenders, and rebate programs are all waiting on a specific number.

Residential and Commercial Applications

AeroBarrier was originally developed for single-family residential, but the technology scales. We seal:

  • Single-family homes at any step on the BC Energy Step Code, from Step 3 through Passive House targets
  • Custom builds where the architect or owner is chasing a specific ACH50 number
  • Multi-unit residential including townhomes and small apartment buildings (see our commercial air sealing service)
  • Retrofit projects on existing homes (see retrofit air sealing)

Real Results from Real BC Projects

We do not publish ACH numbers we have not measured ourselves. Across 100+ verified residential seals, our results consistently land in the range BC Step Code 4 and 5 builders need. Our tightest documented seal came in at 0.24 ACH50, a result that exceeds even the Passive House airtightness threshold of 0.6 ACH50.

For most production builders targeting Step Code 4 at 1.5 ACH50, AeroBarrier removes the test-day risk entirely. The number you want is the number you get.

Where We Work

Okanagan AeroBarrier serves builders across British Columbia. Our most active service areas include Kelowna, Lake Country, Penticton, Kamloops, Burnaby, North Vancouver, Squamish, Nanaimo, and Langford. Travel charges, where they apply, are quoted up front.

Frequently Asked Questions

Is the AeroBarrier sealant safe?

Yes. The sealant is a water-based acrylic, GreenGuard Gold certified, with no VOCs of concern. It is the same chemistry used in many low-VOC interior paints. Crews can return to the building shortly after the seal is complete.

How much does AeroBarrier cost?

Pricing depends on the building's volume, your target ACH50, and whether the seal is pre-drywall or post-drywall. Most single-family residential projects fall within a range that pencils out favorably against the labour cost of chasing the same result manually. See our cost of compliance guide or call 250-864-8727 for a project-specific quote.

Can AeroBarrier replace the air barrier in my wall assembly?

No. AeroBarrier is a finishing tool that seals the small leaks that always remain after even the best framing and air barrier work. You still need a proper air control layer in the assembly. Think of AeroBarrier as the final 5 to 10 percent of the airtightness story, not the whole story.

Will AeroBarrier work on my project?

The vast majority of new residential projects in BC are good candidates. The biggest variables are the design of the air barrier system and how much manual prep happens before we arrive. We do a free pre-job review to flag anything that could affect the result.

How do I book a seal?

Call 250-864-8727 or email hello@okaerobarrier.com. Booking 4 to 6 weeks ahead is ideal, but we do our best to accommodate tighter timelines when the schedule allows.
